Under the chandeliers of the Star Land Hotel in Yaoundé, investors, real estate professionals, and journalists discovered an unprecedented tool in the land sector. Initiated by Eden Group, a Cameroonian company specializing in land engineering and real estate asset management, the Land Security Booklet was created to structure, document, and secure every acquisition. According to company officials, each plot recorded in this booklet becomes traceable, protected, and transferable across generations, thanks in particular to secure digital storage.
In a context marked by the proliferation of land disputes, the stakes are high. Nearly 80% of conflicts originate from a lack of knowledge of administrative procedures, multiple sales of the same plot, or the absence of an official land title. This situation exposes many buyers to financial and legal risks, sometimes irreversible.
Martin Freddy Essiana, Deputy Director of Operations, emphasized the need to professionalize the land market and provide citizens with reliable tools to safeguard their investments. “Through this booklet, we offer a comprehensive guide to land procedures while ensuring the long-term protection of assets,” he said. The goal is to reduce errors, misinformation, and disputes related to land transactions.

Arianna Bokop, Director of Communications and Marketing, highlighted that this initiative is part of a broader strategy to democratize access to property. Already present in Dschang, Bafoussam, and Bangangté, Eden Group plans to open new offices in Garoua, Ebolowa, and Bertoua to bring its services closer to the population and strengthen land security nationwide.
According to reports from the Ministry of Domains, Cadastre, and Land Affairs, land disputes are among the most common legal conflicts in Cameroon. These conflicts hinder investments, slow down judicial procedures, and weaken the confidence of economic actors. In this context, Eden Group’s initiative represents a structured and concrete response to regulate the land market and secure land transactions sustainably.
With this Land Security Booklet, each plot becomes a protected, traceable, and transferable asset, allowing buyers to build not only for themselves but for the future, in a sector long marked by uncertainty and insecurity. The challenge now is to make this tool a national reference for land securitization in Cameroon.
